Sometimes the moment is not right for you to buy a property, so then renting is a good option.

A standard lease is for one year, but some owners accept a slightly shorter duration (8 to 10 months).
It is best to start looking for your rental approximately three weeks before the date you wish to start the lease.
Homeowners and condominium associations will need some time to review your application.
For a single family home the approval process will usually take around 7 to 10 days.
For a condo, it can sometimes take up to three weeks, since not only the owner but also the condominium association will review it for approval.
Be prepared to give quite a lot of information about yourself and the persons who will live on the premises (ID, employment, proof of income, reference letter from previous landlord, social security info, credit report and even for some condos police reports). Nothing difficult but sometimes it can seem a bit intrusive. All those precautions are a way for homeowners to know who they will rent their property to, and this is actually a good assurance for your own security, specially when renting a condo.

That’s how her clients and colleagues often describe her, and that’s how she made the most successful deals. Nina Vandenbergue has been in the Real Estate business for over a decade.
She opened her own real estate agency Urbalia as a licensed Broker in the North of France in 2008, where she specialized in luxury property sales and commercial development on local, national and international markets (Le Touquet, Paris, Amsterdam, Marbella).
After she moved to Florida with her husband and their two daughters in 2011, she spent a few years managing their business in Downtown Coral Gables, pushing it up, together with her husband and partner Didier Burlaud, from a small beauty parlour to a flourishing Salon and Spa of 25 employees.
Eager to come back to real estate, she did so as a Florida licensed Realtor, joining EWM in Coral Gables in 2014 and two years later the dynamic team of Florida Realty of Miami on Sunset Drive.
